However, no representation or warranties of any nature are given, intended or implied and you should rely on your own enquiries to determine the accuracy of material available on this website.
The information (qualitative and financial) contained on each individual property for sale, purchase, rental and/or financing has been gathered from the vendor or landlord of the property and professional service providers. We cannot verify or guarantee its accuracy either way. Prospective purchasers, tenants and/or investors must rely on their own enquiries and should verify accuracy of information before proceeding with a purchase, lease or investment.

Buyer also acknowledges and agrees that PropReturns is not an investment or tax advisor and you must make your own investment and tax decisions either alone or with the assistance of professional investment and tax advisors.
The amenities, specifications, facilities, surrounding infrastructure, stock images and features shown and/or mentioned and the image renders used herein are purely indicative and for representational purposes and may differ from the actuals. Photographs of interiors, surroundings or location of the property are digitally enhanced unless otherwise mentioned. The images of property shown are for the purpose of representation only and may vary upon actual construction with respect to property under construction. All images, the interiors and furniture items displayed therein are to give a perspective to the customer and are not part of the flat to be sold or leased to the customer. Third Party Services offered by PropReturns
PropReturns may from time to time recommend, feature, certify or refer you to certain third party property service companies ("Featured Property Manager") for the management of the Property you purchase. You are free to use or engage such services at your sole discretion and any decision to do so shall be at your own risk.
Engagement Services
Engagement Services For all of these sourcing, inspections, negotiation and deal-closure services, a transaction fee on the sale price is payable by the investor to PropReturns Real Estate Technology Pvt. Ltd. against document execution. The transaction fee is 2%+GST on the sale price for sale price lesser than and equal to 9.99 Crore and 1.5% +GST on the sale price for sale price greater than and equal to 10 Crore. The investor agrees on engaging with the services of PropReturns Real Estate Technology Pvt. Ltd., if the investor purchases a property they saw on PropReturns fitting their investment criteria.
For all the services, a transaction fee of 2% + GST on the sale price is payable by the seller/owner/developer to PropReturns Real Estate Technology Pvt. Ltd. against document execution. The seller agrees on engaging with the services of PropReturns Real Estate Technology Pvt. Ltd., if the seller lists his property on https://www.propreturns.com.
PropReturns Real Estate Technology Pvt. Ltd disclaims all liability, responsibility and negligence for direct and indirect loss or damage suffered by any person arising from the use of information presented on this website or material that arises from it.
Other Agreements
Nothing contained in these Terms and Conditions of Use is intended to modify or amend any other written agreement you may have with PropReturns (including without limitation any customer agreement, participation agreement, operating agreement, investment agreement or account agreement) ("Other Agreements") if any, that may currently be in effect. In the event of any inconsistency between these Terms and Conditions of Use and any Other Agreements, the Other Agreements will govern. Some pages within the Site contain supplemental terms and conditions and additional disclosure and disclaimers, which are in addition to these Terms and Conditions of Use. In the event of a conflict, the supplemental terms and conditions and additional disclosures and disclaimers will govern for those sections or pages.
Limitation on Liability
By using the website, you expressly agree that such use is at your sole risk. The website and related services are provided on an "As is", "As available" and "With all faults" basis. Under no circumstances will PropReturns or its associates be liable to you or anyone else for any direct, consequential, incidental, special, exemplary, punitive or other indirect damages, including but not limited to lost profits, trading losses, unauthorized access, systems failure, communications line failure, internet failure or damages that result from use or loss of use of the website, content, inconvenience or delay. This is true even if PropReturns has been advised of the possibility of such damages or losses.
Arbitration
Any dispute, controversy or claim arising out of or in relation to this Agreement, including any dispute regarding its existence, validity, effectiveness, interpretation, performance, breach or termination (separately and collectively referred to as “Dispute”), shall be attempted to be resolved by way of conciliation (“Conciliation”).
If the Parties to this Agreement are unable to settle the Dispute by Conciliation within 30 days of the initiation of the Conciliation process, the Dispute shall be resolved through arbitration in accordance with the Arbitration and Conciliation Act, 1996. The dispute shall be referred to a sole Arbitrator who shall be an independent and neutral third party identified by PropReturns. The place of arbitration shall be Delhi, India. The arbitration proceedings shall be in the English Language and shall be governed by Arbitration & Conciliation Act, 1996.
Registration on the website
You must be at least 18 (eighteen) years of age or older (in case you are an individual), have a sound mind and not debarred by any law to contract in order to access and use the Website. If you use the Website or the Services on behalf of someone else including but not limited to, as a legal representative of another individual or an entity, you must be authorized by such individual or entity. Our Site is accessible to children under the age of 18 (eighteen), however PropReturns strongly encourages parents and guardians to supervise the online activities of their minor children and consider using parental control tools. Upon completion of the registration process, the User will be allocated a unique identification username (“User ID”) to become Registered User. Further, the User may be required to enter the unique one-time password (“OTP”) issued by PropReturns to the User for authentication of your User ID each time he/she/it intend(s) to use the Website.
You will be responsible for all activities that occur under your User ID or account. PropReturns will not be liable to any person for any loss or damage which may arise as a result of any failure by the User to protect their User ID and/or the OTP. You undertake to immediately notify PropReturns of any unauthorized use of your account or any other breach of security. You undertake to not sell or otherwise transfer your account/ User ID, or allow any third party to use or access your user account. PropReturns reserves the right to refuse service, terminate accounts, or remove or edit content in its sole discretion
You confirm and acknowledge that by registering on the Website, you authorize and consent to PropReturns sending promotional and marketing content to you through emails, phone calls, short message service or other electronic and non-electronic mode of communication, and no such communication shall be deemed to be in violation of law relating to unsolicited commercial communication.
You agree to provide your explicit consent to fetch your credit data from Experian CIC on a monthly basis.
PropReturns may require you or request you to provide additional information or undertake additional registration in relation to Your access to certain features or services on the Website. Further, PropReturns may notify you or request you to accept additional or special terms and conditions in relation to Your access of certain features or services on the Website. You agree that You will access or use such features and services only in accordance with such additional or special terms and conditions as if they were incorporated herein these Terms of Use.
User rights on the Site
These User Terms govern your access and use of the Site, which includes any images, text, illustrations, designs, icons, photographs, programs, music clips, downloads, systems and methods of trading, video clips, graphics, user interfaces, visual interfaces, information, data, tools, products, written materials, services and other content (together, "Content"), including but not limited to the design, structure, selection, coordination, expression and arrangement of the Content available on or through the Website.
PropReturns grants you a limited right to use the Site. The individual user will not use the Site in any way that is fraudulent or unlawful.
