Registration of property is a mandatory process to obtain its rights. Earlier, it was governed by the Central Government and the State Legislature combined. Still, a new regulatory body was introduced in 2016 called RERA (Real Estate Regulatory Authority), to maintain transparency and streamline the registration process in the industry.
The government has made it compulsory for every developer to register their projects with RERA; hence, the latter is responsible for ensuring the timely delivery of completed projects to the buyers. This process is quite extensive as it includes several documents regarding the property. So, to make the process swift and efficient, MahaRERA (Maharashtra Real Estate Regulatory Authority) has implemented a few more guidelines to simplify the registration requirements for planned development projects under the management of state Gram Panchayats.
The following are the significant changes made to the process:
For plotted development projects, certifications of Non Agricultural (NA) will now be regarded as Commencement Certificates (CC).
The project architect must sign the Occupancy Certificate (OC), which is required to notify RERA that the project is finished, after the completion and execution of all requirements set by the competent authority.
For the completion of the registration, the developers had to provide both the Commencement Certificate and the Occupancy Certificate. But after the above-mentioned changes, that Non Agricultural certificates will be accepted as CC. This change by MahaRERA will accelerate the registration process and make it relatively easier for the developers.
